Tri-Fold Brochure: The Kellie Shane Team
Brochures are still a great choice for communicating what your business offers and what sets you apart from the competition. A well-designed and well-thought-out brochure will help you build connections with your potential clients or customers.
Have you tried putting together your own brochure and felt uncertain if you’re getting it “right”?
How much information should you include?
What should the flow of that information be?
What colors and fonts will work best?
What photos best highlight your services or products?
How should files be set up for printing?
We would love to clear away confusion for your next graphic design project. Let our team create marketing materials you’re excited to share!
“We were more sure about what we didn’t want rather than what we wanted—and they took that muddled vision and made something beautiful! Highly recommend the Marisol Marketing Team!”

Project Roadmap: Brochure Design
Kellie Shane reached out knowing she wanted a brochure for her real estate team. She provided us with several assets they were already using in their business so that we could refer to those items as we began to consider brochure content, flow of information, and brand consistency.
Gather current marketing assets from the client
This client did not already have an established brand guide but provided us with several assets to review for both design and content inspiration.
Logos
Headshots of team members
One-sheet fliers they had created for Buyers and Sellers
One of the advantages of working with our team is that we will be thoughtful in assisting you with content creation, not just design.
Consider the competition
Next, we looked at their competitors to see what they were doing well and not so well. When we research competitors, we might review their print materials, website, and social media presence. This allows us to note similarities in brand colors or logos and make certain the design we create is not easily confused with another company.
Look for inspiration online
When creating marketing assets, our team will search the internet to learn more about your industry. Searches like “real estate brochure” gave us inspiration for both design and brochure content.
Create a content mock-up
After gathering assets and inspiration, we began to draft a mock-up. This initial mock-up has limited design and focuses instead on creating a rough design layout—including basic design elements, photos, graphics, and text blocks. You can see in the example below, we used placeholder versions of logos until we received vector versions with transparent backgrounds.
Gather client feedback
We then presented the content strategy and mock-up to Kellie so she could review it with her team. At this stage, and throughout the project, we encourage lots of feedback from clientS. We try to be very unoffendable—our goal is to create something the client loves that aligns with the project goals. Clear feedback helps our team work efficiently and keep the project within scope and budget.
Move from mock-up to design
Once the content mock-up is approved, we move into the design stage. This stage is when we finalize font and color choices, refine design elements, add high-quality photos, and update any missing or filler content. We will review the project internally before sending it back to the client.
Revisions and refinement
Once the design is finished, we will ask the client to review it again. We will continue to revise and refine the design until the client is thrilled with the result and has approved the brochure for print.
Once the design is approved, we will either work with one of our trusted vendors for printing or we can provide you with print-ready files to send to the printer of your choice.
“Shouting a huge thank you to Jessica Henrichs and her team at Marisol Marketing! So happy with our new brochures”
